ABOUT US

We've worked in the property industry for over a decade. We run and manage a substantial residential portfolio and look after 200+ tenants. 

​

Having dealt with substantial repair projects, tenants in arrears, and keeping up with the ever changing regulations, we thought it was about time tenants not living in our properties could get in touch.

Our mission is to understand your needs, assess the situation and provide simple, clear guidance on how to achieve your desired outcome.

Whether you've lost your job and are worried about paying your rent, your property is in disrepair, or you've received a section 8 or section 21 notice, we will work with you to find a solution. With great connections throughout law firms, property agencies and lenders our process is simple:

1. Email us for a free consultation; 

2. Leave everything with us;

3. We provide a summary on the steps you can take and can provide great contacts for independent legal advice or lenders should you need them; and 

4. If requested we will manage your case on your behalf (liaise with advisors, landlords, lenders and other property contacts).

UNDERSTANDING TENANCY AGREEMENTS

Transparency is Key

Most tenancies are known as 'ASTs' or Assured Shorthold Tenancy Agreements. These agreements govern the relationship between the landlord and tenant whilst setting out each others responsibilities to one another.

Whilst we're unable to provide legal advice, we can help you understand the terms of the agreement and what they actually mean to you. 

REPAIR COVENANTS & DEPOSITS

Who's supposed to do What?

Repair and maintenance is a common sticking point for landlords and tenants. Landlords typically aim to limit repairs and decoration by tenants and often opt to deal with it themselves.

If your landlord hasn't carried out works requested you may be entitled to carry them out yourself and charge the cost back to them.

RECEIVING A S.8 OR S.21 NOTICE

What are my options?

Receiving a legal notice can be daunting and sometimes leaves tenants confused - especially with the current laws surrounding the termination of tenancies.

Don't worry. We can help you understand what the notice means and guide you through the move out process. Our solicitors are always on standby to provide clear guidance on the legality of the notices and whether they can be contested.
